Is sealcoating worth it for a commercial lot?

Last updated: By The Pavement Desk

A commercial lot split between a freshly sealcoated glossy black half and a faded grey, lightly cracked half, with sealing equipment at the boundary.

A worked example on a 10,000 sq ft lot

Sealcoating is a thin liquid coat spread over an existing asphalt surface to protect it. An overlay is a new layer of asphalt laid on top of the old one. The question behind "is it worth it" is whether paying for the first delays paying for the second.

Zusashi Maintenance's Mississauga page says a 10,000 sq ft lot averages about $2,000 to $4,000 to seal. The Paving Company publishes $3 to $7 per sq ft on average for an overlay, which on 10,000 sq ft works out to $30,000 to $70,000. The same page says its overlay jobs typically run $1,500 to $50,000 in total, so a real quote for this lot could land toward the lower end. Even $30,000 is 7.5 times the highest sealcoat figure.

If the old surface has to be ground down first, Sure-Seal Pavement Maintenance puts that milling at $0.75 to $1.25 per sq ft. That would add $7,500 to $12,500 on the same lot and widen the gap further.

How long a coat lasts, and who says so

The worked example compares costs in the same year. The real trade is a coat now against an overlay later, so the missing number is how many years a coat buys.

The only figures this site carries come from a seller. Zusashi Maintenance's page says most commercial lots should be sealed every 2 to 3 years, and that regular sealing extends pavement life 2 to 3 times. Zusashi sells sealcoating, and its page does not say how that life figure was measured. Treat it as the contractor's claim, not a tested result.

A sealcoat does not replace an overlay; it pushes the overlay later. So the useful test is a break-even. Resealing every 2 to 3 years means 2 or 3 coats in 6 years, or $4,000 to $12,000 on the example lot at Zusashi's prices. The coats pay for themselves if delaying an overlay of $30,000 or more is worth that much to you.

Two timelines: regular coats pushing an overlay later, versus no sealing with the overlay arriving sooner.
The case for sealing rests on pushing the overlay later. How much later is the seller's claim, so treat the gap as a question for the quote.

When a sealcoat is not worth it

A sealcoat protects a sound surface; it does not rebuild a failing one. This site's resurfacing cost guide notes that an overlay itself only works over a structurally sound base. Where the stone base under the asphalt has failed, the lot needs reconstruction on its own schedule, and a coat on top mostly buys appearance.

Cracks and potholes are separate work. Zusashi Maintenance's repair page prices hot-rubberized crack sealing, which fills cracks with a heated rubber-based sealant, at $1 to $3 per linear foot. The same page puts pothole repair at $100 to $500 each and asphalt patching at $2 to $5 per sq ft. Its sealing page says cracks are filled and potholes repaired before sealer goes on, so a quote that skips that prep is coating over damage.

Decision flow: if the base is not sound, repair or rebuild first; if it is sound and has cracks or potholes, fill and patch then seal; otherwise seal.
A coat only pays on a sound surface, and the prep comes before the sealer.

Small lots pay a minimum charge

Per-square-foot prices stop applying on very small jobs. Action Home Services, in Toronto and Richmond Hill, says asphalt sealing starts at $300 for a 750 sq ft area. That is $0.40 per sq ft, the top of Zusashi's range, and Action lists no lower price for a smaller area.

For a small commercial pad, or the paved strip in front of a garbage bin enclosure, compare the all-in price rather than the rate. The coat still costs far less than an overlay, but the saving is smaller in dollars.

What to ask for in a sealcoating quote

Ask how many coats the price covers; Zusashi's page lists a two-coat application. Ask whether crack filling and pothole repair are included or priced separately. Ask for the square footage the price is based on, so the rate can be checked against the $0.20 to $0.40 range per sq ft Zusashi Maintenance quotes.

If a contractor recommends an overlay instead, ask why the base is not sound enough to seal. The same firm can sell both jobs, so the reason should be specific to your lot.

Who sells each job in this index

As of 17 September 2026, 96 of the 376 companies in this index are listed for sealcoating, 87 for asphalt repair and 181 for asphalt paving. Of the 96 sealcoating companies, 23 are also listed for asphalt paving, so they can quote either job. The sealcoat range above also appears in the sealcoating cost guide.

How this page was checked: the counts come from this site's own listing records. The Pavement Desk, the team that builds this site's cost guides from published GTA price pages, checked every price against its linked source page on 17 September 2026.

Zusashi Maintenance and Action Home Services are not listed in the index. The Paving Company and Sure-Seal (listed as Sure Seal Pavement Maintenance Inc.) are, and neither pays for its position. The site is free to use, and its About page says it earns nothing today. A request sent through the quote form goes to one of the highest-scoring companies listed in the area. Corrections go through the contact page.

Frequently asked questions

Is sealcoating worth it for a commercial parking lot?

On a structurally sound lot, the published prices favour it. Zusashi Maintenance quotes about $2,000 to $4,000 to seal a 10,000 sq ft lot. The Paving Company's $3 to $7 per sq ft overlay rate puts the same lot at $30,000 to $70,000, though it says its overlay jobs typically total $1,500 to $50,000. How many years a coat delays an overlay is the seller's claim, not measured data.

How often should a commercial lot be sealcoated?

Zusashi Maintenance, which sells sealcoating, says most commercial lots should be sealed every 2 to 3 years, with crack filling as needed in between. This site has no independent measurement of how long a coat lasts.

Does sealcoating fix cracks?

No. Cracks are filled and potholes repaired before the sealer goes on. Zusashi Maintenance prices hot-rubberized crack sealing at $1 to $3 per linear foot, separately from the coat.

Is there a minimum charge on a small sealcoating job?

Often. Action Home Services says asphalt sealing starts at $300 for a 750 sq ft area, which is $0.40 per sq ft, and lists no lower price for a smaller area.

When is sealcoating not worth it?

When the base under the asphalt has failed. A coat protects a sound surface but does not fix structural damage, so a failing lot needs repair or reconstruction first.
