Asphalt repair cost calculator

Repair is sold in three different units at once, which is exactly why a repair quote is hard to argue with. Count the potholes, the feet of cracking and the square feet of patching, and see each one priced on its own.

Three units, three fields. A bid that rolls all of this into one lump sum has removed the only numbers you could have checked it against.

Seal the surface afterwards

Published resealing intervals run 1 to 3 years and crack sealing is listed as annual, and both by firms that sell the service, which is worth remembering.

Once a failed area has to come out to the base it is a reconstruction, not a repair. The City of Toronto pays $40.80 per square metre for full-depth removal.

Why one pothole is the worst-value job on this page

Zusashi Maintenance, in Markham and the GTA since 2007, states two things about small jobs that most repair quotes never spell out: larger jobs and combined work get better per-unit pricing, and a mobilization fee may apply on smaller visits. Both are ordinary and neither is a trick. What they mean in practice is that a single pothole means paying to move a crew and equipment onto your property for about twenty minutes of work.

So the arithmetic that matters on a commercial lot is not the pothole rate. It is whether the cracking, the patching and the potholes get done in one visit or three. Walk the lot once, count all three, and put all three in the same request. This calculator is built to be filled in that way for exactly that reason.

The other thing worth knowing before spending anything is where repair stops working. A patch is a surface repair. Laid over a base that has failed, it reproduces the same failure through the new material, usually within a season or two. The marker used on this page is the City of Toronto’s own $40.80 per square metre for full-depth removal of asphalt pavement and concrete road base, because once an area has to come out to the base you are pricing a reconstruction, and that decision belongs on the resurface or replace tool instead.

A note about the maintenance intervals on this page, because they deserve one. Seal Pro recommends sealcoating every 1 to 2 years. Eastern Ontario Paving lists it as every 2 to 3 and lists crack sealing as annual. Country Contracting says 2 to 3. Every one of those recommendations comes from a firm that sells the service, and no neutral published GTA standard turned up while researching this page. The published Canadian figures are used because they are what exists, and this sentence is here so you know what they are.

The engineering behind crack sealing is sound regardless of who is recommending it. Sealed cracks keep water out of the granular base, and water in the base is precisely what turns a cracked surface into a failed one over two or three Ontario freeze-thaw winters. It is the cheapest work on this page and the work with the best claim to preventing the most expensive.

Frequently asked questions

How much does asphalt repair cost in Toronto?

It depends which of three different repairs you need, and they are priced in three different units. Potholes run $100 to $500 each across Zusashi Maintenance and Eastern Ontario Paving. Hot-rubberized crack sealing is $1 to $3 per linear foot in both. Asphalt patching is $2 to $5 per square foot. Add 13% HST, and expect a mobilization fee on a small visit. Bundling all three into one trip is where the savings are.

Is it worth repairing a pothole on its own?

Usually not, and the source says so directly. Zusashi Maintenance states that larger jobs and combined work get better per-unit pricing, and that a mobilization fee may apply on smaller visits. A single pothole means paying to get a crew and equipment to your property to do about twenty minutes of work. If the surface has cracks that need sealing or an area that needs patching, doing them in one visit is materially cheaper per unit.

When does a repair stop being worth doing?

When the base under the surface has failed. A patch is a surface repair: laid over a failed base it reproduces the same failure through the new material, usually within a season or two. The marker on this page is the City of Toronto's own $40.80 per square metre for full-depth removal of pavement and road base, because once an area has to come out to the base you are pricing a reconstruction rather than a repair, and the decision belongs on the resurface-or-replace question instead.

How often should cracks be sealed?

Eastern Ontario Paving's maintenance table lists crack sealing as an annual job. It is worth knowing that this is a recommendation from a firm that sells crack sealing, and no neutral published GTA standard was found while researching this page. The engineering logic behind it is sound though: crack sealing keeps water out of the base, and water in the base is what turns a cracked surface into a failed one over a couple of Ontario winters.

Should I sealcoat after a repair?

On a sound surface, yes, and it is priced separately at $0.15 to $0.45 per square foot across four Canadian sources. On a failing one it is money spent on appearance. Sealcoating protects asphalt that is still structurally intact from water, UV and salt; it does nothing for a base that is already moving. Do the structural repairs first, then seal, and not the other way round.

Why is the pothole price such a wide range?

Because a pothole is not a standard object. Zusashi Maintenance states $100 to $500 per pothole depending on size and depth; Eastern Ontario Paving states $100 to $300. A shallow surface pothole that takes a shovel of cold mix and a plate compactor is at the bottom. One that has to be saw-cut square, excavated to sound material, primed and filled with hot mix in lifts is at the top, and it is a different job wearing the same word.
